I have been a while stopping writing on my blog..and i told myself i decided to change started from today.

Life is always busy, but i should continue writing, and i decided to write anything that value added to all my dear readers, but not limited to financial topics only.

Recently I started to explore myself in eating yogurt. I seldom, almost never take yogurt in my life. But because of my daugther likes it, in the end i decided to buy a yogurt maker, which cost at RM60.00, the Easiyo yogurt maker, and it’s really easy, just easy as making milk podwer for my 3-year-old girl. Although the easiyo podwer is not cheap, RM15 per pack for normal flavour, as well as it brings some health benefits for girl. Anyway, it’s good snack. More importantly, it’s easy to make, for me as a busy mum for 2 girls.

My rental properties got rooms vacant again….sometime it’s a head ache also, if the turn over is too frequent. However, thanks God that another one, which vacant previously has been rented out. Sometimes i just need to tell myself, to have people to pay for my installment needs effort!! Anyway, i really appreciate what i have today.

I shall see you all again.

H1N1 has caused 16 death cases up to yesterday…

while the media keeps on sending out bad news and bad frequency…what should we do?

Replace the feeling of worry to gratitude…change our vibration…..

Thanks God that our kids are safe and healthy, and protected.

Thanks God that we as parent are strong to protect our kids.

Sometime my mind always think of financial freedom staff, but when I see my kids sleep well in the night, i tell myself to switch my thinking to feel gratitude……..

i am reading Peter Lee’s book on property investment…and i would like to share one of his idea mentioned about:

“buy 2 shop offices for retirement fund”…

That triggers me to look back my goal for financial freedom.

Interestingly I put up a triangle, as 3 stages below:

1. Base - passive income source to cover expenses

(for this one, need total 5 rental properties, i need another 3 apt for total 5k rental income)

2. Second - 1 3-stories shop house to generate minimumly 5k and above rental, this will serve for kids education fund

3. Highest hieracy - 2 semi-D house to reserve for my kids, and 1 luxury condo for future family gathering/holiday house

It’s great to ahve those picture in my mind…and law of attraction tells it will attrack it…..

I have been disappeared from my site for quite a period…and thanks God that I’m back now.

The world keeps on changing, but we are the one who sometime refuse to change….as I told you all earlier, finally my ex-boss left for better opportunities …of course it’s good new career path..UEM Builder, senior manager, more than 40% increment….if I were him, I’ll leave also. I have a great working time with him throughout these 2 years…we are more like partner, than superior & staff. Now, I need to adjust to new boss working style…Luckly transition period mood almost over, and everything back to track now. Thus, i’m back also.

I have bought gold finally, thru Maybank, at 930USD per oz. I just bought 20gm…for Rm1100. But too bad that after I bought I have found out Public Bank offer better brokerage rate (difference between selling and buying). The only thing is till now Public Bank not able to offer convertion back to gold wafer for the gold saving account, but Maybank does……However I think buy Public Bank one is more worth…If you are interested in Gold investing…you can have a look…

I called a small birthday party for my elder daugther last Sunday. She is 3 year-old now…and coming October my younger daughter is 1 year-old. While feeling happy they are growing bigger, myself is getting older……..thus, i have made little effort to up-keep myself recently……buying new eye-color, blush, clothes…and i’m feeling myself a bit younger….

How are you feeling today? Happy, gratitude, appreaciating what we have? I hope you are. Always remember, good energy attract good things to life, and lots can happen like magic to life….

If you have 4 millions, what you want to do?

I’m going to do the following:

a. Clear my debt, total around RM420k. Thus, I’ll have around Rm2k passive income.

b. Buy another 3 apartment house, estimated RM800k. Creating another RM3k passive income.

c. Buy 2 semi-D (2 combined become one) for further academi business purpose, creating RM5k residual income per month. Let say all in Rm1 million.

d. Buy a good car, Rm200k.

e. Buy 1 banglo, RM1 million.

f. Kids’ education fund, RM600k.

I’m in progress to attract what I need to learn, and know to flow in the money of Rm4 millions. And the Universe will open the door for me to make this come true (Law of Attraction).

What do you think….? Everything started from a dream, right?

People talked about Penanti bi-election, people talked about the USM silly mistake, people talked about Perak politic update, people talked about Penang goverment reqards of 10k for anti-corruption….

Why I don’t really want to put all those things in my blog? All these should be good topics…….

I just feel leave that on our kopi tiam table should be good enough…but I should write something that can remind myself to do some improvement in my life…some little and helpful motivation talk, some little tips on improvement our financial intellegence…

Because, life still goes on with all those “funny funny” news around..and we don’t really have control about that. What we can do is always find positive aspects of those so called ‘bad’ or ‘unfair’ things. Remember the rule of Law of Attraction….bad frequency attract bad things….so always send out good frequency.

So remember the very no #1 rule in our life…Gratitude and Appreciation!!

Use those positive words. Don’t tell your kids - “don’t be naughty”, instead tell them “Behave properly, be good girl/boy”. Don’t say, “don’t disturb your (younger) brother/sister”, use instead “take good care of them, or play properly with them.”

The Universe will listen to the verb, but not the “don’t”, or “No” word in front.

Like my girl now just started to go to kindergarden, and when babysitter went and fetched her, seeing my babysitter, immediately she cried. Day before yesterday, I told her, “Why you cried, you should say “Yeah” when aunty comes and fetchs you!! Because you are going home, right.”  She noded the head. Yesterday, when I went and fetch her, I asked her say “Yeah” or not, she said Yes, mean she didn’t cry anymore.

Thanks God, I would be greatful this is a good start to her school life.

After reading this, I relook back my wage per hour after tax.

However I am not sure the way I calculate is correct, even it looks simple. We know that EPF is not taxable, thus is pay after tax should be something like this:

Pay per hour after Tax:

[ (Gross Pay - Employee EPF)*(100-Tax)% + Employer EPF ]/20 working days / 8 Hours

(One thing missed out here is in fact working hours is more than 8 hours, as the traffic will simply take up 2 hours)

Quote the example in the article:

1. One nice sandwich simply cost RM3 or more, but the actual cost might be RM1 if we make it ourselves. But for me, if I make, I would easily make 4 sets or more for both me and my hubby, so I would save RM8 or more if I make more, let put it RM10 for easy calculation. And if I buy those raw material during my working time, which is already paid by my employee, then I have to calculate the preparation time at home only. So, for me, who is quite slow one, it might take total 30 min (because my hubby is picky, sandwich must have chooped onion-which take up more time, but this kind of sandwich should cost more….anyhow, just ignore those plus minus calculation), thus is RM10 for 30 minute, mean Rm20 for one hour.

So, if my pay after tax is RM30/hr, it’s cheaper than my worth pay. But other consideration for me would be: what is the feeling of the worker wage at sandwish shop is around 66% of your pay? Roughly the pay of sandwich worker wage is RM3k per month, wah, good pay hah…..

But if I am fast enough, take only 10 min, then rm60 per hour, it’s double my worth pay, furthering the saving is tax-free. So, it’s worth!!
